Caulking & joint sealing

Concrete caulking & joint sealing in Eastlake & Lake County

Every joint and crack in your concrete is a drain that empties under your slab. We seal them with commercial grade self leveling sealant so the water, and the soil under your concrete, stay where they belong.

The problem

Open joints are how slabs start sinking

Concrete does not sink on its own. Water gets through open joints and cracks, washes out the soil underneath, and the slab follows it down. Seal the joints and you cut off the cause.

Hardware store caulk shrinks, peels, and lets go in a couple seasons. We use commercial self leveling polyurethane sealant that bonds to both edges, flexes through freeze and thaw, and keeps water out for years.

Sealing is the last step of every lift we do, and it stands on its own as maintenance. If your driveway joints are open now, sealing them today is the cheapest insurance your concrete can get.

Signs to watch for

When concrete needs sealing

Open control joints

The joints between slabs are empty or the old filler has shrunk and split.

Cracks holding water

Cracks that darken after rain are feeding water straight under the slab.

Weeds in the joints

If plants can grow in the joint, water is moving through it too.

Gap along the foundation

The joint where the slab meets the house is open and draining at your basement.

Old caulk peeling

Failed caulk lifts at the edges and traps water instead of shedding it.

Freshly lifted slabs

Just had concrete leveled? Sealing the joints is what keeps it from settling again.

How it works

Level again in four steps

Sealing questions

Frequently asked

Why does joint sealing matter?
Open joints let water under the slab, water washes out the soil, and the slab sinks. Sealed joints cut off the cause. It is the cheapest way to make concrete last.
What sealant do you use?
Commercial self leveling polyurethane, the same class of sealant used on highways. It bonds to both edges and flexes through freeze and thaw instead of cracking.
How long does it last?
Years, not seasons. Quality polyurethane sealant typically holds up 5 to 10 years outdoors, far longer than hardware store caulk.
Do you seal cracks too?
Yes. Cracks get routed or cleaned, then sealed the same way as joints so they stop feeding water under the slab.
